From your history it seems that you might be suffering from insertional tendonitis or retro calcaneal bursitis. The treatment for the same involves  Achilles stretching exercises, physiotherapy, ice fomentation, wearing ankle night splints and anti-infflamatory medications. If it remains unresolved ankle boot or below knee cast can also be given. If all the above modalities fail, a small surgery can be done to relieve the tightness of the tendoachilles.
